What NOT to do when selling your Danville San Ramon area home

There are some things you should not do when selling your Danville, San Ramon, Dublin or Pleasanton home, especially this time of year when home sales are in a lull!

There’s generally a seasonal lull in home sales that lasts from October through January. That doesn’t mean that homes aren’t being sold! It just means there tends to be fewer new listings and fewer homes sold during this period.

There’s less daylight each day. Yet, prime times to view homes are during daylight hours. Some families are preparing for holiday celebrations of all sorts and it can take the focus off of viewing homes.

  • 1. Do not reject the installation of a lockboxIf you are not comfortable with a lockbox on the door, how about the water spigot or gas meter? It’s possible to place the lockbox outside for specific showings, but just what if that lockbox ‘walked away’? How secure would your peace of mind be? Better to place it in an area where it’s very difficult or impossible to remove.2. Do not be extremely restrictive on showing appointment oportunities***Buyer’s agents work with qualified buyers who have have jobs. It’s best to make an effort to be flexible and accomodate showings with 2-hour notice. It’s okay to say there are no showing on a 2-day holiday that others may not celebrate, but it’s not okay to disallow showings every weekend.
    ***NOTE: I said showing appointments. Agents do not have permission to enter your home other than as stated in the MLS. If it says ‘Confirmed appointment only’ or ‘Appt only w/call back’ that means those are the only agents that may enter your home.3. Do not require that online photography or video be limited

    Your first showing will be online. If your house shows well in the published photography and videos, buyers may come for their second showing at the house.
